Built for one kind of housing
Most property portals treat a manufactured home as a house with an unusual construction note. That framing loses the facts that actually decide these transactions: whether the home includes the land, what the lot rent is and what it covers, how many sections it has, which manufacturer built it, and whether it was built before or after the HUD Code took effect in June 1976.
Those facts determine what you can borrow, what it will cost you every month, whether you can insure it, and how easily you will be able to sell it. On a general real-estate site they are buried in a description, if they survive at all. Here they are structured data, displayed on every listing and filterable in search.
What “built around manufactured housing” means concretely
A Real Estate MLS built with your unique needs in mind. In practice that means four things you can check for yourself:
- Only manufactured housing appears. Our data feed carries the full inventory of the supplying services, farms, commercial buildings, attached homes, site-built houses. We exclude all of it using an explicit rules engine, and every decision is recorded with its reasons so it can be audited and corrected.
- Filters that match the product. Sections, manufacturer, land arrangement, and year built against the HUD Code date, not just bedrooms and price.
- Results ranked on relevance, not price. Our default sort weighs media completeness, data completeness, freshness, and classification confidence. There is no paid placement in it.
- Guides written for this asset class. Thirty-six chapters on buying and selling manufactured homes, plus a glossary, covering chattel loans, title conversion, tie-downs, and lot rent, the things general real-estate advice does not address.
What we tell you we do not know
We think this matters as much as what we do know. Our data feed does not contain community records, so we have not verified any community’s amenities, rules, fees, or age restrictions, and we say so on every community page rather than filling the gap with plausible-sounding guesses. We show lot rent only when a listing supplied it. We publish asking prices and do not present them as sold prices.
Our data and listing disclosures set out the limitations in full. It is not the usual marketing page, and it is deliberately the most detailed disclosure we publish.
Who we are not
We are not a lender, a brokerage acting for you, an insurer, a tax adviser, a law firm, or an appraiser, and we are not a party to any transaction you enter into with someone you find here. Our guides and calculators are education, not advice, money, tax, title, and regulatory chapters say so at the top and name the kind of professional you should confirm things with.

We listened to industry professionals to provide the tools that mobile and manufactured housing professionals like you really need. For agents and brokers, that means we don’t charge for silly things like receiving leads on your listings or getting your own data back.
