By using MHAuthority you agree to these terms. If you do not agree to them, please do not use the site. Where you use the site on behalf of a business, you confirm you are authorized to accept these terms for that business.

What MHAuthority is

MHAuthority is a marketplace and an information resource for manufactured housing. We publish listing information supplied to us by participating multiple listing services, and we publish original guides, definitions, and tools we write ourselves.

We are not:

• a real-estate brokerage acting for you in a transaction;
• a lender, mortgage broker, or credit provider;
• an insurer or insurance agent;
• a tax adviser, accountant, or law firm;
• an appraiser;
• a party to any transaction you enter into with anyone you find through this site.

Listing information

Listing information is provided by participating multiple listing services and the professionals who list with them. It is deemed reliable but is not guaranteed. Prices, availability, status, measurements, features, and descriptions can be inaccurate or out of date, and can change without notice.

Verify anything that matters before you rely on it. Confirm price, availability, condition, dimensions, land arrangement, lot rent, community rules, and title status directly with the listing professional and through your own inspection and professional advice.

Listings are made available for your personal, non-commercial use. You may not reproduce, redistribute, scrape, or compile the listing data on this site, or use it to build a competing service or dataset. See our data and listing disclosures.

Our guides, glossary, and calculators

Everything we write is general educational information about how manufactured housing works. It is not advice about your situation.

Our calculators produce estimates from figures you enter. They are not loan offers, pre-qualifications, quotes, appraisals, or valuations, and they do not mean any lender will lend to you or on any terms. Actual costs depend on your lender, your state, your community, the specific home, and your own circumstances.

Titling, taxation, lending, insurance, zoning, and installation requirements for manufactured homes vary significantly between states and can change. Confirm anything affecting a financial or legal decision with a qualified professional licensed in your state.

Professionals listed on the site

Our dealer and agent directories are built from the listings currently on MHAuthority. Appearing in them is not an endorsement, a certification, or a recommendation. We have not vetted the businesses or individuals listed beyond confirming their listings, and we do not assess or rank them. Your dealings with them are between you and them.

Communities

Community pages are derived from the listings that name a community. We have not verified community amenities, age restrictions, rules, fees, or ownership structure, and we say so on those pages. Do not rely on a community page for any of that, get it from the community in writing.

Acceptable use

You agree not to:

• scrape, crawl, or bulk-download content except as permitted by our robots.txt;
• attempt to gain unauthorized access to any part of the service or its infrastructure;
• submit false, misleading, or fraudulent inquiries, or someone else’s contact details;
• use the contact forms to send unsolicited commercial messages;
• interfere with the operation of the site or place unreasonable load on it;
• use the site to discriminate against anyone on any basis prohibited by fair-housing law;
• reverse engineer or attempt to extract our source code or data.

Content you submit

You are responsible for what you submit through our forms, and you confirm you have the right to submit it. Do not send us confidential information, and do not send us anyone’s personal information without their permission.

Intellectual property

Our name, branding, site design, guides, glossary, and tools are our property or are licensed to us. Listing content and photographs belong to their respective owners and are used under licence from the supplying services. Nothing here grants you a licence to reuse any of it beyond your personal, non-commercial use of the site.

Third-party links

We link to third-party sites and services. We do not control them and are not responsible for their content, practices, or policies.

Availability

We aim to keep MHAuthority available and current, but we do not guarantee uninterrupted availability or that listing data is complete or up to date at any given moment. Our listing data is replicated from supplying services on a schedule, so there is inherently some delay between a change at the source and a change here. We show a last-updated timestamp on listings so you can judge how recent the information is.

Disclaimers and limitation of liability

To the fullest extent permitted by law, MHAuthority is provided “as is” and “as available”, without warranties of any kind, whether express or implied, including as to accuracy, merchantability, or fitness for a particular purpose.

To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, consequential, or punitive loss, or for lost profits or lost opportunity, arising from your use of the site or from any transaction with anyone you find through it.

Nothing in these terms excludes or limits any liability that cannot lawfully be excluded or limited. Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.

Changes

We may update these terms. The date at the top of this page shows when they last changed, and continuing to use the site after a change means you accept the updated terms.
