Buying a manufactured home is not a cheaper version of buying a house. It is a different transaction, with its own financing products, its own ownership structures, its own inspection priorities, and its own ways of going wrong.

This guide is organized in the order the decisions actually arrive. You can read it straight through, or jump to the chapter matching where you are. Each chapter ends with what to ask and what most often goes wrong.

One idea runs through all twenty chapters, and it is worth stating up front: the asking price of a manufactured home tells you much less than you think. What matters is the total monthly cost of owning it, loan payment, lot rent if any, taxes, insurance, utilities, and maintenance. Two homes with a $70,000 price difference can cost the same each month, and sometimes the cheaper one costs more.
