Selling a manufactured home is not selling a house with a smaller price tag. The buyer pool is narrower, the financing is harder, and, if your home is in a community, a third party can veto your buyer.

That narrowness is the thing to organize around. Almost everything in this guide is ultimately about widening your buyer pool or removing the friction that shrinks it: clean paperwork, a home that will pass a lender's and an insurer's scrutiny, honest pricing, and knowing your community's rules before a buyer runs into them.
