What the specialized fields actually are
Generic real-estate sites have nowhere to put the facts that decide a manufactured-home sale. Ours does. When your listing carries them, they become both visible on the listing page and filterable in search:
- Manufacturer and model, searchable, so a buyer looking for a particular brand finds your inventory.
- Sections, single-wide, double-wide, triple-wide, or multi-section, with length and width in feet.
- Land arrangement, whether the home includes land, sits on a leased lot, or is placed in a community. This is the filter buyers use most.
- Lot rent, shown when you supply it. We never estimate it, so a blank field simply reads as not provided.
- Year built, filterable against the June 1976 HUD Code date, which is what buyers arranging financing actually need to know.
- New construction, flagged distinctly from pre-owned inventory.
If your feed carries a field we are not yet displaying, tell us. We would rather add a mapping than drop information you have already collected.
Your listings are not competing with farms
Every listing on MHAuthority is verified as manufactured, mobile, or modular housing before it appears. Farms, commercial buildings, attached homes, and site-built houses are excluded by an explicit rules engine, and every decision is recorded with its reasons so we can audit and correct it.
That matters commercially. A buyer browsing our results is only seeing manufactured housing, so your inventory is not being crowded out by properties that happen to be more expensive.
If one of your listings is ever misclassified in either direction, tell us and we will correct it. Staff overrides are recorded against the record without altering your source data.
Your profile
Having active listings gives you a dealer profile automatically, your current inventory, the states and cities you have listings in, the manufacturers on those listings, and a contact form that reaches you directly. There is nothing to set up and nothing to pay for it.
We do not create profiles for businesses with no listings. An empty profile is worse than no profile, so yours exists only while you have inventory with us.
