Privacy Policy

What we collect, why we collect it, who receives it, and how to have it removed.

The short version

  • You can search MHAuthority without giving us anything or creating an account.
  • When you submit an inquiry, we pass it to the professional it is addressed to. That is the point of the form, and we tell you who receives it before you type anything.
  • We do not sell your personal information.
  • We do not currently run third-party advertising or analytics trackers on this site.
  • You can ask us to delete what we hold about you.

What we collect

When you submit an inquiry

The form collects, and we store:

  • Your name and email address, which are required.
  • Your phone number, which is optional unless you ask to be contacted by phone or text.
  • Your preferred contact method.
  • Your message, if you write one.
  • Whether you asked to schedule a tour.
  • The listing, agent, or office your inquiry was about, and the page you sent it from.
  • The date and time you confirmed you agree to be contacted.
  • A salted cryptographic hash of your IP address, not the address itself. We use it to detect abuse of the form. It is not reversible into your IP address and we do not use it to build a profile of you.

When you just browse

Our servers keep standard technical logs of requests, which include IP addresses, in order to operate and secure the service. We do not currently run third-party analytics, advertising pixels, or cross-site trackers. If that changes, this page will change first and we will ask for consent where the law requires it.

Saved homes

If you save a listing without an account, that list is stored in your own browser and never sent to us. Clearing your browser storage deletes it, and we cannot recover it because we never had it.

Why we collect it

  • To deliver your inquiry. This is the primary purpose, and it is why we ask for contact details at all.
  • To confirm delivery and retry it if it fails. An inquiry we accepted and could not deliver is treated as an incident, which requires us to keep the record.
  • To prevent abuse. Rate limiting and spam detection, using the hashed IP.
  • To operate and secure the service. Technical logs.

Who receives your information

The professional you contacted. When you submit an inquiry about a listing, we pass your name, contact details, and message to the listing agent, their office, or the dealer, so they can respond. The form names them before you submit.

Service providers who operate the site on our behalf, hosting, database, and email delivery. They process data under contract for us and are not permitted to use it for their own purposes.

Where the law requires it, or to protect our rights or someone’s safety.

We do not sell your personal information, and we do not share it for cross-context behavioural advertising.

Cookies

We use cookies that are strictly necessary to operate the site, for example, keeping you signed in if you create an account. We do not currently set advertising or third-party analytics cookies. Because of that, there is no consent banner on this site at present; if we introduce non-essential cookies we will ask first where consent is required.

How long we keep it

  • Inquiries: retained while they may still be relevant to the transaction and to our records of delivery. Where a deletion request is made, we redact the personal fields in place and keep only the fact that an inquiry existed, for audit.
  • Technical logs: retained for a limited operational period and then discarded.
  • Saved homes without an account: we never receive these, so there is nothing for us to retain.

Your choices

  • Ask what we hold. Contact us and we will tell you.
  • Ask us to delete it. We will redact the personal fields in our records. Note that we cannot retrieve information already delivered to a professional you contacted, you would need to ask them directly.
  • Correct it. Tell us what is wrong and we will fix it.
  • Unsubscribe from marketing separately from transactional messages. Declining marketing email will never stop us from delivering a response to an inquiry you actually made.

Depending on where you live you may have additional rights under state privacy law, including the right not to be discriminated against for exercising them. Use our contact form to make a request.

Children

MHAuthority is intended for adults looking for housing. We do not knowingly collect personal information from children under 13. If you believe a child has submitted information to us, tell us and we will delete it.

Listing data is not your personal data

Listing content on MHAuthority, addresses, prices, photographs, and agent contact details, comes from participating multiple listing services, not from visitors. If you are a homeowner or professional and want to correct or remove listing information about a property, that generally has to be done through the listing agent or the originating service. See our data and listing disclosures, and contact us if you are not sure who to approach.

Changes

If we change this policy we will update the date at the top of this page. Where a change materially affects how we handle information we already hold, we will take reasonable steps to tell you.
