Manufactured homes in Utah fall into two broad arrangements, and the difference matters more than almost anything else about the listing. A home sold with the land is real property: it can usually be financed with a conventional mortgage, it is taxed as real estate, and it tends to hold value better. A home in a land-lease community is typically titled as personal property, is more often financed with a chattel loan at a shorter term and higher rate, and carries a monthly lot rent on top of the purchase price.
When you compare two listings here, compare the total monthly cost rather than the asking price. A cheaper home on a leased lot can cost more per month than a more expensive home on owned land once lot rent, taxes, insurance, and utilities are included. Two things to verify before you commit on any home in Utah: the foundation and tie-down arrangement, since lenders and insurers treat permanent foundations differently from pier-and-anchor setups; and, if the home is in a community, the community’s rules and rent history, ask what lot rent has done over the past five years, not just what it is today.
Homes built after June 15, 1976 were constructed to the federal HUD Code. That date is a practical dividing line: many lenders and insurers will not write on pre-HUD-Code homes at all. You can filter this page by year built to see only post-1976 inventory.
