Equal Housing Opportunity
MHAuthority is committed to the letter and the spirit of United States policy for the achievement of equal housing opportunity throughout the nation. We support and encourage an affirmative advertising and marketing programme in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status, or national origin.
We do not support discrimination on any of those grounds, and we do not knowingly publish listings or advertising that expresses a preference, limitation, or discrimination based on them.
How this shapes what we build
A fair-housing notice in a footer is easy. These are the specific product decisions we have made so the commitment is structural rather than decorative:
- We do not generate neighbourhood descriptions that characterize the people who live in an area. Our location pages discuss lots, utilities, drainage, roads, zoning, community rules, and the mechanics of manufactured housing. They do not describe residents, and they never will.
- We do not build search recommendations on protected characteristics, and we do not infer demographic suitability. Our “Recommended” sort weighs media completeness, data completeness, listing freshness, and how confidently we classified the home as manufactured housing. Those are the only inputs.
- We do not suggest who a home would suit.Our Seller’s Guide explicitly warns sellers against writing that a home is “perfect for” a particular kind of buyer, because that phrasing can violate fair-housing advertising rules.
- Age-restricted communities are handled as data, not as a recommendation.Housing lawfully restricted by age under the Housing for Older Persons Act is a legitimate category, and we will report an age restriction where a reliable source states one. We do not infer age restriction from a community’s name, and we do not currently have verified age-restriction data, see our data disclosures.
Listings are supplied by others
Most listing content on MHAuthority, descriptions, photographs, and remarks, is supplied by participating multiple listing services and the professionals who list with them. We do not write it. Where we become aware of listing content that expresses a prohibited preference, we will act on it.
Reporting a concern
If you believe a listing or anything else on MHAuthority expresses a discriminatory preference, limitation, or practice, tell us and we will investigate. Use our contact form and describe what you saw and where.
You also have a statutory route that does not depend on us. Housing discrimination complaints can be filed directly with the U.S. Department of Housing and Urban Development, and many states and localities have their own fair-housing agencies with additional protected classes beyond the federal list. Filing with us does not affect your right to file with them, and you do not need to contact us first.
Accessibility
Handicap is a protected class under the Fair Housing Act, and a marketplace that cannot be used by people with disabilities is not delivering equal opportunity in practice. Our accessibility statement describes what we target, what we have tested, and what we know is still outstanding.
