Seller checklist

Use this as the running order. The first block runs in the background from day one because it takes the longest; everything else can proceed in parallel.

Paperwork, starting immediately: locate the title for every section and replace any that are missing; obtain written discharges for every lien including long-paid ones; confirm the name on the title matches your identification; resolve any unsettled estate; locate the HUD label numbers and data-plate details, and begin a verification letter if a label is gone.

Community, before listing: get the rules and requirements in writing; confirm whether buyers must be approved and against what criteria; find out what lot rent will be for the incoming owner; identify any condition standards the home must meet; check for transfer fees and any right of first refusal.

Condition, before photography: fix active leaks, HVAC faults, damaged skirting, deteriorated anchoring, and anything unsafe; level the home if it is not; assemble receipts and documentation for all major work; decide what to disclose and price rather than repair.

Presentation and listing: deep-clean and remove roughly half your possessions; photograph in daylight with all lights on and blinds open, covering every room plus roof, skirting, and steps; write the listing leading with year built, sections, size, beds and baths, land arrangement, and lot rent; price from actual sale prices and from the monthly cost your price implies.

Through the sale: qualify every enquiry on financing and community approval before taking the home off the market; weigh offers on certainty as well as price; keep every agreement in writing; verify serial numbers against the documents before closing; and release possession only after transfer is complete and funds have cleared.
