Manufactured-home community

A development of lots designed for manufactured homes, where residents typically own their home and rent the lot.
A manufactured-home community provides prepared lots with utility connections, roads, and often shared amenities such as a clubhouse, pool, or laundry. Residents generally own their homes and lease their lots.
Communities differ enormously and the differences are not visible from a listing. Some are age-restricted; some are all-ages. Some are owned by their residents; most are owned by a company. Rules on exterior changes, pets, parking, guests, subletting, and resale vary, and they are binding.
Before committing to a home in a community, get the rules in writing, ask what lot rent covers and what it has done over five years, and ask what happens when you sell, some communities must approve your buyer, which affects how easily you can exit.
